Home equity is the difference between what your home is worth and what you owe on it. If your home is worth $450,000 and you owe $260,000 across all loans, you have about $190,000 in equity. But lenders won’t let you borrow all of it — they cap the total of all loans at a percentage of the home’s value, called the combined loan-to-value (CLTV).
If your current mortgage rate is low, a HELOC lets you tap equity without replacing that loan. If your rate is already high, or you want one simple payment, a cash-out refinance may make more sense. Your checkup compares both so you can see the trade-off.
A refinance is worth it when what you save beats the cost to refinance within the time you plan to keep the home. We calculate your real break-even before recommending anything — and if keeping your current loan is the better move, we’ll tell you.

If you have a low rate on your first mortgage, a HELOC usually lets you keep it. If your rate is higher or you want a single loan, a cash-out refinance may fit better. We compare both for you.
